Inspections


"It could be leaking from the AC, the water pipes, or from the roof" Mike the inspector remarked about the large waterspots I found on the ceiling.

His infrared pictures of the area showed water on the ceiling and down the wall, so the next 10 minutes were nerve wracking as we waited for him to descend from the crawl space and reveal the source (and the ensuing COST) of this leak.

Fairly good news. The insulation in the crawl space was soaked with water (hence the infrared images) but the source was not water pipes or AC ducts leaking. Instead it was faulty flashing around the AC ducts on the roof.

Whew! A $300 fix not $3000!

Still don't have the contract solid, as Nancy my very nice realtor featured here, is seeing if the bank will credit us the cost of fixing this since it is an active leak. Even if they say no, I will agree to buy the place. It is still the best by far that I have seen for my needs and budget.

I'm leaving out several little things and some looming big expenses in the next year or 2, like a heatpump. But I will have home shield and am counting on that to cover any issues there. (knock on wood)

Every time I go to the property it just feels very nice. I still have the fears about expenses and repairs, I don't think that will go. But I don't feel dread and sick to my stomach like before.

This is good.

Now there is a push to figure the cleaning and moving time-line to possibly fly Roberta down for help.

I say bank on the feeling. All those other expenses will work out. I'm so happy for you.

Ditto what wallymom says. If you feel good about then you know you are doing the right thing. I think people sometimes mistake "feeling good" about something with "happily ever after". You can feel good about something but still have realistic thoughts about future possibilities and how to cope with them. Many a marriage has gone awry because someone thought "feeling good" about it meant "happily ever after" and weren't prepared when reality hit! Sounds like you have the right mix of feelings. So happy it is turning out better. I knew it would!

See, if is supposed to be it just feels right! I think the place is wonderful. Maybe someday I will come and visit you again. What has it been...7 years! That is crazy!
